These terms apply to stays at Casa Tortuga Villa, Ambergris Caye, Belize ("the Villa"). By booking, you ("the Guest") agree to the following.
Booking & payment: A deposit of half the rental fee is due to reserve your dates. The balance is due 60 days before arrival. Rates, cook fees, initial groceries, and applicable Belize taxes (9% hotel tax and 12.5% GST) are itemized in the quote we provide at the time of inquiry.
Cancellations: If you cancel 90 or more days before arrival, all but 10% of the rental fee is refunded. If you cancel fewer than 90 days before arrival, the fee is refunded only if the Villa can be re-booked for your dates.
Occupancy: The Villa sleeps up to 11 people in five bedrooms, or 14 people with the Pelican's Nest. The maximum number of guests may not be exceeded without our written agreement.
Use of the property: The Guest agrees to treat the Villa, its furnishings, antiques, and grounds with care, and to be responsible for any loss or damage beyond normal wear caused during the stay.
Assumption of risk: The Villa includes a private pool, a beach, water access, and staff-arranged activities and excursions. The Guest and their party use these facilities and participate in any activities at their own risk. To the fullest extent permitted by law, Casa Tortuga Villa, its owners, and staff are not liable for injury, illness, loss, or damage arising from use of the property or from activities and excursions arranged with third-party operators.
Third-party activities: Excursions, diving, fishing, tours, and similar activities are operated by independent providers. We help arrange them as a convenience; the Guest's agreement for those activities is with the provider.
Travel & entry: All guests are responsible for their own valid travel documents. A passport valid for at least six months beyond your return date is required to enter Belize.
Governing law: These terms are governed by the laws of Belize.
